In this article we will detail the help to install centralized heating in the owners community.

1. Why have a centralized heating system in the owners' community ?

Twenty years ago, individualized heating with a boiler inside the house was common. Now we are in another paradigm: European Union wants to accelerate towards the 'green transition' to achieve it the owners communities' will must to have centralized heating. The advantages of centralizing the consumption of a community of owners (hereinafter CP) are basically four:

a) Heat production is optimized: this happens because several homes are heated at the same time.

c) The maintenance cost of a community boiler is lower than if everyone has their own.

d) There is an economy of scale: when purchasing large volumes of fuel, it is more economical for the marketers to offer cheaper prices.

2. Requirements for the last resort tariff (hereinafter "TUR" for Spanish acronym) for centralized heating to the CP What do you need to know about the new "TUR 4 neighborhood saving" tariff?

a) It will be in force until 31/12/23. However, we do not rule out that it may change depending on several factors: the success of the program, the war in Ukraine or some other that we cannot imagine now.

b) The consumption distributors will have to be installed before 09/30/23.

c) If in 2022 it is not possible to carry out the works aimed at: cost sharing or heat meters, these actions will have to be approved in the Owners' Meeting before 30/09/23.

d) There will be CP's where, due technical reasons, it will not be possible to install the meters. If this is the case, the regulated tariff, upon presentation of a technical report that accredits it, will be the alternative.

e) The CP must have an energy efficiency report.

3. How to apply for the TUR?

a) If the owners' Community already has meters or cost allocators, the president or an authorized representative must certify that the above requirements are met.

b) If there are no individual consumption accounting systems installed, the registered property manager must issue a certificate, with the approval of the president, of the agreement taken at the Owners' Meeting.

c) As mentioned above, the Board of Owners must commit to its installation before September 30, 2023.

d) As mentioned above, a current Energy Efficiency Inspection Report is required.

We are in winter, therefore, it makes special sense to explain clearly how to access the TUR and centralized heating. All of the above, however, can be summed up in one sentence: "heating your home, while saving and caring for the environment, has never been so easy".
